Lockouts
Management and maintenance staff do not provide
lockout assistance. If you are locked out, please contact the
unit owner and/or a licensed locksmith.

Nuisances + Quiet Hours
No nuisances shall be allowed upon the
condominium property, including any activity or behavior that
interferes with the peaceful possession, enjoyment, or proper
use of the community by its residents.
Quiet hours and noise
restrictions are in effect from 11:00 PM to 7:00 AM (or 8:00
AM, where applicable). During these hours, loud, raucous, or
disruptive noise that disturbs the peace of other residents is
strictly prohibited.

Maintenance & Work Orders
Association contractors and vendors are hired to serve the
community. If you or your tenants have questions, concerns, or
complaints regarding their work, please do not approach them
directly. Instead, contact the management office or submit a
work order through CINC.

Pool Rules
● Pool and hot
tub use is at your own risk. There is
no lifeguard on duty.
● All residents and guests must comply with posted pool
hours.
● Children under
12 years of age must be
accompanied and supervised by an adult at all times.
● Proper swim attire is required. Street clothes are not
permitted.
● No running, diving, rough play, or
horseplay is allowed in the pool area.
● Glass
containers are strictly prohibited in the pool and deck areas.
● Pets are not permitted in the pool, hot tub, or pool deck areas,
except for service animals as permitted by law.
● Smoking or
vaping is not permitted in the pool or hot tub areas.
● Dispose
of all trash in designated receptacles.
● Diapers must
be swim diapers for infants and toddlers.
● Anyone with
open wounds, contagious conditions, or illnesses should not use
the pool or hot tub.
● Excessive noise, disruptive behavior, or
unsafe conduct is not permitted.
● Personal speakers or
amplified music must be kept at a respectful volume.

Hot Tub / Spa Rules
● Children under
14 years of age are not
permitted in the hot tub.
● Pregnant individuals or
persons with heart conditions, high blood pressure, or other
medical conditions should consult a physician before use.
● Do not use the hot tub while under the influence of
alcohol or drugs.
● Smoking or vaping is not permitted in the
pool or hot tub areas.
● Keep all electronic devices away from
the hot tub.
● Excessive noise, disruptive behavior, or unsafe
conduct is not permitted.
● Personal speakers or
amplified music must be kept at a respectful volume.

Tennis & Racquetball Courts
● Courts are locked daily at 11:00 PM
● Children under
12 years old must be
accompanied by an adult at all times

Clubhouse Rules + Reservations
● The clubhouse is available for private events
● To reserve the clubhouse, please contact
the office at 727-864-0735
● Rental Fee: $100
● Refundable Deposit: $300
Residents reserving or using the
clubhouse must follow these rules at all times:
● Children must
be supervised at all times
● Glass beverage
containers are not permitted inside the clubhouse
● Furniture may not
be removed from the clubhouse at any time
● All
Association equipment, furnishings, and property must be
left in
the same condition as found (trash must be taken out, floors
swept, and everything returned to its original place and wiped
down)
● Occupancy is limited to no more than
50 people
● Smoking
is prohibited
inside the clubhouse
● Owners and residents must remain
present with their guests throughout the event
● Music must be kept at a volume
that cannot be heard outside the clubhouse. Events may not
disturb the peace and tranquility of other residents.
● Upon leaving, the thermostat must be set to 85 degrees and
all sliding doors must be closed.

Parking & Vehicle Requirements
● All vehicles must display valid
resident
decals, hang tags, or visitor passes at all times.
● Parking
permits are issued through the office
● Guest parking
permits are $10
● All vehicles must be insured,
registered, and properly plated
● Vehicles with no tags
or expired tags may be subject to towing per Condominium

● Pets must be
leashed at
all times
● Pet owners must
clean up after their pets
and dispose of waste in designated dog waste stations
● Pets are
not permitted in pool areas
● Tenants and guests are not
allowed to have pets on the property
● Owners are responsible for ensuring tenants and guests comply
with all pet rules

Gas & Barbecue Grills
Per St. Petersburg Fire Department regulations:

Propane, charcoal, electric, and barbecue grills are
not
permitted on porches or within 10 feet of any building
● Grills must be used
at least 10 feet away from buildings
● Grills may not be stored on second-story
condos

Laundry Facilities
There are two on-site laundry
rooms:
● Behind Buildings 54, 55, 57, and 58
● Behind the tennis courts near the back pool
● Both laundry
rooms accept credit cards only

Pedestrian Gate Access
A pedestrian gate is located immediately east of the main
vehicle gate.
To use:
● Tap your
white gate access card on
the receiver
● Wait for the light to turn green, then
open the gate
● Gate access is available for
pedestrians and bicycles

Remote Gate Access
● Residents may allow visitors or service providers to enter the
property remotely using a home phone or cell phone—no need to
wait at the gate.

Trash
● The
trash compactor is located just inside the
right front gate
● Please
do not leave trash outside your unit

What Not to Flush
To protect the plumbing system and
prevent costly damage, only human waste and toilet paper may be
flushed. Flushing prohibited items can cause serious plumbing
issues.
If a plumbing blockage or
damage is caused by flushing prohibited items, the cost of
repairs will be the responsibility of the unit owner or resident.

● Flushable” wipes of any kind (including baby wipes, cleaning
wipes, or personal hygiene wipes)
● Paper towels
● Facial tissues, napkins, or shop towels
● Feminine hygiene products (pads, tampons, applicators)
● Diapers or pull-ups
● Cotton balls, cotton swabs
(Q-tips), or makeup pads
● Dental floss
● Hair
● Bandages or medical waste
● Condom or latex
products
● Cat litter
● Grease, fats, or
cooking oils
● Food scraps
● Cigarette butts
● Medications or pills
● Cleaning products or disinfectant wipes
Important Reminder
Even
products labeled “flushable” do not break down like toilet paper
and can cause blockages in condo plumbing systems.
Plumbing
repairs resulting from improper flushing will be billed to the
responsible unit owner or resident.

Air Conditioning Condensate Drain
To prevent clogs and system issues:
● Pour 1–2 cups of bleach or vinegar into the condensate drain port
● Follow with 2–3 cups of warm water
● This helps
eliminate algae buildup, especially in systems used infrequently

Rodent Prevention
Please inspect:
● Air
conditioning closets
● Under sinks and inside cabinets
● Bathroom vanities
● Seal any holes larger than
the pipes using steel wool or expandable foam. Rodents can enter
through very small openings.

Water Shut-Off (When
Traveling)
If you will be away for an extended period:
● Shut off your unit’s water supply
● Valves are located
in the air conditioning closet near the water heater
● Turn valves clockwise to shut off water

Display of Flags
Per Florida Statute
718.113(4):
● Unit
owners may display one portable, removable U.S. flag at any time
● On designated holidays, owners may display official
Armed Forces flags (up to 4˝ ft x 6 ft) in a respectful manner

Storage Under Stairways
● Storage under
stairways is not permitted
● Bikes must be stored on bike
racks, inside units, or on patios
● Entryways and
stairwells are common areas and must remain clear of personal
items
● Improper storage creates fire and safety
hazards
